Roberts and Sons offers complete turn key property management services. Whether you live next door or in another country, it is our goal to provide peace of mind to our clients.
Standard client services include:
Electronic direct deposit (ACH) payments disbursements to owners.
Accounts are closed out between the 10th and 15th of each month.
Emailed statements (PDF) with cash flow and copies of all invoices
Electronic rent collection (ACH) option for tenants at no cost.
On call emergency contact 24/7 for all residents.
Full background checks on all rental applicants including credit, criminal, employment, sex offender, and rental references.
Full Security deposit accounting, including tenant accountability, repairs, and detailed returns.
Our core management workflow is structured as follows:
Roberts and Sons’ management fee is a fixed percentage of the collected rental income. If the home is vacant, we do not collect a fee. Our vacancy rate averages under 1% all-inclusive.
There is a leasing fee charged when finding new tenants and leasing the home to new resident(s) for the first time. If the residents renew for subsequent years, there is no leasing fee.
An owner maintains a $300 reserve balance with Roberts and Sons and pre-authorizes Roberts and Sons to initiate repairs as needed with these funds. If used, this balance is replenished with the collection of rent each month. Repairs, which exceed this amount, are authorized in advance with the owner.
Full disclosure monthly cash flow statements are emailed between the 10th and 15th of each month with actual copies of all invoices. Available owner funds are disbursed at this time.
Owner is responsible for the cost of additional external advertising efforts outside of the Roberts and Sons website. These currently average $75 a month while searching for residents. New tenant searches are performed well in advance of ending leases.
Roberts and Sons coordinates annual work at the home, which will incur owner charges at the going rate for these services.
Roberts and Sons performs professional yearly property maintenance inspections and walkthroughs for safety and mechanical on all of the homes we manage. (This is separate from the full move in and move out inspections done between leases and other regular visits to the home)
Sprinkler system startup, winterizing, and repair
Gutter cleaning and large tree / yard maintenance as required
